I'm standing right behind the future global icon, Wynn Resort Al Marjan Island. And you're probably overwhelmed by how many projects there are in Ras Al Khaimah. Meanwhile, the wrong choice can cost you years of losing returns.

I'm Yaroslav, a real estate investment advisor, and I focus on one market only: Ras Al Khaimah. I've lived here since 2018, and I watched all of this growth from the beginning. I know all the developers, I visit all of the construction sites and monitor all the progress. You can see this on my pages. I don't push the project that pays me the most. I will tell you which ones would fit your budget and your goals, and which ones to skip.

So hop with me on a free consultation call, in which I will explain you step by step and guide you to the Ras Al Khaimah property market. Fill in the information below to book it, and I'll see you soon!

About me

You won't get a list of 400 projects from me.

I'm Yaroslav, a real estate consultant at Kings Real Estate, a leading company in Ras Al Khaimah known for the credibility and reputation it has built over the years.

I've lived in the UAE since 2008 and in Ras Al Khaimah since 2018. I was here in the early stages, before the Wynn Resorts announcement, which is when the real growth began. I've watched this emirate change first-hand, and I still follow the progress in person, on site, so what I tell you comes from what I've actually seen.

I specialise in off-plan properties across Ras Al Khaimah and work with both investors and people looking for a home. I strongly believe in Ras Al Khaimah as a global destination for living and tourism, and my advice comes from that long-term view.

What you get is a short call and an honest read on whether off-plan suits what you're trying to do.

Ras Al Khaimah, UAE

Areas I cover

The right area depends on how you plan to use the property. Here's how I'd describe each one to a friend.

Aerial render of Marjan Island's four islands and turquoise water

Marjan Island

An artificial archipelago of four islands off the coast of Ras Al Khaimah, and the emirate's flagship waterfront destination. Beachfront residences sit alongside major hotels and resorts, marinas, dining and entertainment, and it's home to the upcoming Wynn Al Marjan Island resort, set to host the UAE's first casino.

It's a freehold area about 50 minutes from Dubai, popular with both end-users and investors, including for holiday-home rentals.

Marjan Beach

A new mixed-use beach resort destination by Marjan, the master developer behind Marjan Island. It sits on the mainland facing the Arabian Gulf and Marjan Island, close to Wynn Al Marjan Island, Al Hamra Village and the RAK Economic Zone (RAKEZ).

It gives investors early entry into the Marjan Island corridor, with a beachfront lifestyle at a different price point.

Al Hamra Village

One of Ras Al Khaimah's most established freehold communities, built around a golf course, a marina and a beachfront. There's a mix of apartments, townhouses and villas, along with Al Hamra Mall, restaurants and resort hotels.

The community has a settled, residential feel and suits both families and investors looking for rental demand.

Buying in Ras Al Khaimah

Questions I get asked most

Fees and visa rules change from time to time. I'll confirm the current figures with you before you sign anything.

Ask me something else on WhatsApp
Can foreigners buy property in Ras Al Khaimah?

Yes. Foreigners can buy and fully own property in Ras Al Khaimah’s designated freehold areas, with no need for a local sponsor or partner. Ownership is registered through the Ras Al Khaimah Municipality, and you receive a title deed in your name. Buyers can be residents or non-residents.

What does “freehold” mean, and where in RAK is it available?

Freehold means you own the property, and the land it sits on, outright and indefinitely, and you can sell, rent or pass it on as you wish. Foreigners can only buy in areas designated as freehold.

In Ras Al Khaimah, the freehold areas include Al Marjan Island, Al Hamra Village, Mina Al Arab and RAK Central, as well as other designated areas such as Julphar Towers. Marjan Beach is also part of the Marjan master-developer offering. Always confirm that a specific project is in a freehold zone before buying.

What is off-plan property, and how does buying it work?

Off-plan means buying a property directly from the developer before it is built or completed. You reserve a unit, sign a sales and purchase agreement, and pay in stages according to a payment plan, usually a deposit, installments during construction, and a final payment at handover or a post handover payment plan, which differs with each developer.

Buyers are usually attracted by lower entry prices, flexible payment plans and the potential for the property’s value to grow by the time it is completed. Payments for off-plan projects should only go to the developer’s approved escrow account.

What is the difference between off-plan and ready properties?

A ready property is completed and can be used, rented or resold immediately. An off-plan property is still under construction and is delivered on a future handover date.

Ready properties offer immediate rental income and no construction wait, but usually need more capital upfront. Off-plan properties offer a lower initial payment and staged payments, but you wait for completion before the property can generate income.

What documents do I need to buy a property in RAK?

Requirements vary slightly by developer and by whether the purchase is off-plan or a resale, but generally you will need:

  • A valid passport (for non-residents) or Emirates ID (for UAE residents)
  • A signed reservation form and sales and purchase agreement with the developer or seller
  • For resale properties: the original title deed and a no objection certificate from the developer
  • For company purchases: the trade license and memorandum of association, with authorized signatories
  • A power of attorney, if someone is acting on your behalf
What additional fees and costs should I expect when buying (registration, agency, etc.)?

On top of the property price, buyers should budget for the following:

  • Registration fee: 2% of the property’s market value, paid to the Ras Al Khaimah Municipality by the buyer (for Ready Property) and 4% of the property's original price.
  • Title deed and plan issuance fees: AED 200 each
  • Agency commission: typically around 2% of the price plus VAT, depending on the agreement. On off-plan purchases from the developer, this is not paid
  • Developer no objection certificate fee, for resale properties
  • Mortgage fees, if you are financing the purchase
  • Ongoing service charges once the property is completed

There is no annual property tax in the UAE. Fees can change, so always confirm the current figures before signing.

Why invest in Ras Al Khaimah compared to Dubai or Abu Dhabi?

Ras Al Khaimah offers a lower entry price than Dubai or Abu Dhabi, so the same budget typically gets you a larger property in a beachfront or resort-style location. Buyer registration costs are also lower than Dubai’s 4%.

The emirate is growing quickly, driven by major tourism projects such as the Wynn Al Marjan Island resort and a target of 3.5 million visitors per year by 2030. New developments like Marjan Beach and RAK Central are also adding to the emirate’s residential and commercial base. Together, these give investors an early position in a market still in its growth phase.

Is it better to buy off-plan or ready for investment?

It depends on your goal. Ready properties suit investors who want immediate rental income and certainty about what they are buying. Off-plan suits investors who want to start with a smaller upfront payment, spread the cost over time, and benefit from potential growth in value before handover.

With off-plan, you also take on completion risk and wait until handover for income, so the choice of developer matters. I can help you compare options based on your budget and timeline.

Does buying property in RAK qualify me for a UAE residency visa?

Yes. Property investors can apply for a UAE residency visa. The best-known option is the 10-year Golden Visa, which is available when you invest in property worth at least AED 2 million. The investment can be in a single property or, in many cases, across several, and can be off-plan or ready. It can also be extended to your family.

Off-plan purchases from approved developers can qualify when the total purchase price reaches AED 2 million and the unit is properly registered. For properties below this threshold, other residency options for property owners may be available. Visa rules are updated from time to time, so I will confirm the current requirements with you before you apply.

How do I choose between areas like Marjan Island, Al Hamra Village and Mina Al Arab?

The right area depends on how you plan to use the property:

  • Marjan Island: best for beachfront living, hotel-branded residences and holiday-rental potential. It is the most tourism-driven of the three
  • Al Hamra Village: an established community with a golf course, marina and mall, suited to long-term living and steady rental demand
  • Mina Al Arab: a calmer, family-friendly waterfront community with lagoons and green spaces

I recommend visiting the areas if possible and comparing your budget, goals and timeline. Contact me and I will help you shortlist the right fit.
